CONVENANTS
GENERAL STATEMENTS:
A.
The term “Dwelling” as used herein is intended to mean a Single
Family Residence.
B.
All requirements set forth herein are intended not to overly restrict,
but to provide standards for the construction and maintenance of a clean, neat
and appealing community.
C.
Any conflict with existing Governmental Requirements is not intended and
such Governmental Requirements shall rule.
STRUCTURES:
A.
Height:
The
maximum height of a dwelling shall be three (3) stories, or thirty-five (35)
feet.
B. Minimum
Living Area:
The
minimum area per dwelling shall be fifteen hundred (1,500) feet square feet,
outside dimensions, not including porches, patios, carports, or garages.
C. Carports
and/or Garages:
The
minimum area for either a carport or garage shall be four hundred
(400) square feet under roof and on a concrete slab.
All dwellings shall have said carport, or garage, within thirty (30) feet
of said Dwelling. This shall not exclude Breezeways joining said Dwelling with
carport or garage.
D.
Set Backs from Lot Lines:
Front
Line: There shall be a front yard, or minimum front distance of fifth (5) feet
from right of Way to Dwelling.
Side
Line: There shall be a side yard, minimum side distance of twenty-five (25) feet
from side lot limit to Dwelling.
Rear
Line: There shall be a rear yard or minimum rear distance of fifty (50) feet
from the rear lot line to Dwelling.
Lot
Area: Not more than thirty (30) percent of the lot area shall be occupied by
buildings or other structures.
E.
Construction:
1.
The dwelling and all related structures shown on the plans and
specifications approved by Hillsborough County Building and Zoning Department,
or other governing agencies, shall be completed in accordance with said
instruments within twenty-four (24) months from the beginning of construction of
such structure whether dwelling or accessory building, unless such completion
time period be rendered impossible as a direct result of fire, national
emergencies, strikes, or other natural or uncontrollable disasters.
2.
Temporary mobile home permits, as may be granted by the Hillsborough
County Commission for one (1) year, with an extension of one (1) additional
year, are available during construction of the dwelling. Upon completion of
construction of the dwelling. Upon
completion of construction or upon expiration of the temporary permit, said
mobile home shall be removed from the lot within thirty (30) days.
3.
No shack, trailer, tent, or other temporary or movable structure of any
nature shall be erected, or permitted to remain on any lot. This does not preclude the use of temporary construction
sheds, temporary sanitary toilet facilities or mobile home (under Item #2 above)
during construction of dwelling or other permitted structures.
F.
Accessory Buildings:
1. A maximum of two (2) detached buildings; i.e.,
barns, greenhouses etc., shall be allotted on each lot.
ADDITIONAL PROVISIONS.
C.
Additions and Improvements: Prefabricated, Modular, or such improvements
may be made to dwelling or accessory building provided such construction meets
Governmental Agencies, when required, and meets the requirements of these
convenants.
