P.C.P.O.A. Board Meeting 01/16/2005

The P.C.P.O.A. board meeting was called to order on 01/16/05 at 4:30pm in the home of Joan Gardner. The purpose of the meeting was to ensure an orderly transition of duties and responsibilities to the newly elected board for 2005. The 2004 board members present were Brad Meents, Joan Gardner, Lisa Brooks, Jill Meents.  Marcela Seelig, also a 2004 board member, was absent.

The newly elected board for 2005 and appointed responsibilities are as follows:

President – Bruce Phillipoom

Treasurer – Joan Gardner

Secretary – Bradley Redwine

Member at Large – Jim White

Member at Large – open

Social Chairperson – Rhoda Morrell

A discussion regarding old business began the meeting.

At the P.C.P.O.A. Fall social and business meeting held last October 30, 2004, at the home of Christy Acri, approximately 70 people were present and the following items were discussed and approved by the membership:

• Dues for 2005 were voted to be $100.00 per property owner
• 2004 Budget vs. expenditures was reviewed and approved by the membership.
• Anthony and Jackie Haynes offered to host the 2005 Spring Social.

The 2005 board thanked all out going board members for their service and efforts in 2004 and turned to the following new items of business:

• Bank signature cards need to be updated this month. The Treasurer and Secretary will go to the Bank of America, Seffner, FL with a copy of the P.C.P.O.A. minutes, naming the newly elected officers, and update the bank signature records.
• A pro-forma Treasury report for 2004 was reviewed by all present. The ending bank balance as of 12/18/04 was $5,945.96.
• It was noted that a good many streetlights are out of service in the neighborhood. Jim White is to provide to the secretary a list of identifying pole numbers so TECO can be notified.
• Bruce Phillipoom pointed out that the board needed representation from the first section, Pemberton Creek Subdivision, on the board. Bruce is to solicit a volunteer for the board to fill the vacant Member at Large position.
• A rezoning request for a 10-acre parcel on Muck Pond Rd. has been posted. The hearing is slated for 2/7/05 and the P.C.P.O.A. board will gather detailed information about the rezoning to determine if the board needs to be present at the hearing.
• Common area maintenance was discussed. For 2005 Springer Lawn Care has agreed to hold the monthly price at $195.00. Bradley Redwine has agreed to discuss with Troy Springer the scope of the common area maintenance relative to the monthly fee.
• A notice about membership dues for 2005 is to be sent out the week of 1/17/05 by Rhoda Morrell. The dues are $100.00 per property with a request for payment by 2/28/05. The members who have paid their 2005 dues are to be excluded from the solicitation and are as follows:
