P.C.P.O.A. Minutes January 29th 2006
The meeting was called to order at 3:10 pm in the home of Bruce Philipoom. Board members present were Bruce Philipoom, Joan Gardner, Brad Redwine, Gene Gardner, and Cathy Mitseas. Non-board persons present were Tom Bolen, Jim Drapp, Bill Powell and Gary and Nadine LaBelle (representing Pemberton Oaks). The previous meetings minutes were approved for the record.
New Board and Duties: The members of the new 2006 board determined the responsibilities of each member as follows:
Bruce Philipoom – President
Joan Gardner – Treasurer
Brad Redwine – Secretary
Gene Gardner – Member at Large
Cathy Mitseas – Social chairperson
New Business: The non-board members attending the P.C.P.O.A. board meeting were present to discuss the rezoning of the property located at the south corner of McIntosh Rd. and Muck Pond Rd. An informational meeting had been held at Evans Park on Jan.26th by The Seffner Community Alliance outlining the situation. The property owner, Mr. J.W. Fullwood, is seeking major modifications to the existing code conditions which were established in 1998 through the combined efforts of the surrounding communities and Hillsborough County. Currently, numerous code violations exist on this property. A review of Mr. Fullwoods’ rezoning proposal, dated 1/25/06, indicates that his intent is to alter or delete most of the conditions established in 1998 which the community felt important to allow commercial development yet protect the residential character of the neighborhoods in close proximity. The position of the P.C.P.O.A board is that we oppose the petitioners modification requests which alter those conditions established in 1998.
The following actions were therefore decided:
Treasurers’ Report : Joan Gardner presented a report as of 1/29/06 reflecting a bank balance of $5994.57.
Dues for 2006: The request for 2006 dues of $100.00 will be sent out by Brad Redwine. Initially, 2005 members will be mailed the request. A follow up request will be sent later to non-members. Rhoda Morrell will be called to see if the name and address file is available from the 2005 mailing.
Traffic Calming: Bill Powell has volunteered to champion the traffic calming study for the neighborhood. Members indicated at the Fall Social held on 10/29/05, they would like to petition the county to do a traffic study to determining if there is a problem and if so what the solutions might be.
Spring Social: Paul and Gail Broda have volunteered to act as host for the Spring Social. Cathy Mitseas will contact them to discuss the event and determine a convenient date and time in March or April.

The next P.C.P.O.A. board meeting is scheduled for March 12, 2006 at 3:00pm in the home of Joan Gardner.
