P.C.P.O.A. Minutes June 11, 2006

The P.C.P.O.A. board meeting was called to order at 3:10pm in the home of Bruce Philipoom. Board members present were Bruce Philipoom, Brad Redwine, Joan Gardner, Cathy Mitseas, and Gene Gardner. The meeting opened by reviewing and approving the past minutes from the P.C.P.O.A. Board Meeting dated 3/12/06 as well as the minutes from the Spring Social Business Meeting 4/08/06.

Old Business:  Bruce Pilipoom reported on the events of the last Zoning Hearing MM06-124 for the property located on Muck Pond Rd. and McIntosh Rd. All of the zoning conditions previously agreed upon by Hillsborough County and the local residents in the 1998 rezoning were finally agreed to by the applicant of MM06-124. This positive outcome was the result of the efforts of many people. Specifically, from Pemberton Creek, Bruce Philipoom, Tom Bolen, Jim Drapp, and others made it very clear in the many rezoning meetings held by the county that there were many valid reasons for denying the major modifications proposed in the rezoning request.

Treasurers’ Report: Joan Gardner reported that as of 6/10/06 P.C.P.O.A. membership dues had been received from 40 property owners. The current bank balance as of the same date is $8376.98.

It was also reported that the fee (check #1060 dated 1/30/06 for $61.25) for filing the annual report of Not-For-Profit Corporation with the state of Florida had apparently been lost in the mail. A replacement check (#1066 for $61.25) with a letter of explanation was mailed 5/08/06 to Tallahassee.

A check was received from a property owner (Moorehouse) for $75.00 with a comment expressing concern that the P.C.P.O.A. contracted lawn service is not performing to expectation. It was decided that Bruce P. would contact the Moorehouse family to discuss their concerns about lawn care and to determine if the $75.00 check was intended as a 2006 membership in the P.C.P.O.A.

Social Chair Report: It was reported by Cathy Mitseas that no welcome baskets had been distributed to date. It was determined that the Joe Mancusio family at 6706 Pemberton Oaks Ct. should be the next recipients.

The Fall Social will be held at the home of Cathy and Jim Drapp in October. A date will be determined after confirming with the Drapps.

The P.C.P.O.A. sent flowers to the funeral of long time Pemberton Creek resident Pete Dunbar who died in early June.

Newsletter:  Cathy Mitseas reported on the newsletter process. Cathy is acting as editor and is planning to format the content using Microsoft Publisher and then have Kinko’s’ print the final copies for distribution. Input from other board members will be needed as soon as possible. Cathy plans to have a rough draft available for board approval at the August 8, 2006 board meeting since a publication date of early September has been targeted.   

Board Members for 2007: The board discussed the fact that current board members Bruce Philipoom and Brad Redwine would not serve a third term on the board for 2007 and that new members would be solicited at the Fall Social. Cathy Mitseas said she would be willing to serve as an ad hoc newspaper editor on the board for 2007.

The next board meeting is scheduled for Sunday, August 27, 2006 at 3:00pm at the home of Joan and Gene Gardner.
