P.C.P.O.A. Minutes March 12^th 2006

The meeting was called to order at 3:08 pm in the home of Joan Gardner. Board members present were Bruce Philipoom, Joan Gardner, Brad Redwine, Cathy Mitseas and Gene Gardner. The previous meetings minutes were reviewed and approved into the record.

Old Business:

• Neighborhood Traffic Report : It was reported by Bruce P. that Bill Powell had contacted the county re. the traffic study for the neighborhood. There has been no response from the county at this time.
• 2006 Membership Request: Brad Redwine reported that all property owners in The Pemberton Creek neighborhood had been included in the 2006 Membership Request mailing on 2/10/06. Only one mail out was returned and it was hand delivered by the treasurer.
• Rezoning Request Muck Pond & McIntosh: Bruce P. reported that there was good attendance for the Zoning Hearing held on 2/14/06 at County Center. There were numerous parties of record speaking against this rezoning request in its proposed form. Bruce P. presented to the hearing master an excellent seven-point summary of why the residents of Pemberton Creek were opposed to the major modifications proposed in MM 06-0124. Bruce reported that he had received word that the Hearing Master has recommended denial of the applicants rezoning request as submitted. The next significant event will occur on 4/11/06 at 9:00am in County Center. The Board of County Commissioners will meet to decide to approve the rezoning request with or without modifications, deny, continue, or remand to the Hearing Master.

Treasurers Report: Joan Gardner reported that as of 3/12/06 there were 24 paid members for 2006 and that the ending bank balance is $8095.93. Joan also provided a current property owner listing for all sections within Pemberton Creek Subdivision as well as a county publication Organizing Neighborhood Associations.

Social Chair’s Report: Cathy Mitseas reported that the P.C.P.O.A. Spring Social and Business Meeting is to be confirmed with the hosts, Gail and Paul Broda, for Saturday, April 8^th, 2006. Tentative times are 3:00pm – 6:00pm. Once all the details are set, the information will be communicated to Brad R. so a sign can be posted by 3/25/06 on the bulletin board.  The distribution of welcome baskets (4) to new neighbors is planned for completion prior to the Spring Social.

New Business:

·         2006 Budget: It was decided to base the 2006 Budget on a membership of 45 property owners ($4500.00). All   budgeted line item details will be presented at the Spring Social and Business Meeting on 4/8/06 for membership review and approval.

·         Newsletter Publication: It was generally decided that a community newsletter would be well received and worth the effort to produce and distribute. The details are to be discussed at the next Board meeting. Cathy M. volunteered to obtain details from Kinko’s or some other similar printing house re. Newsletter software and printing services. All Board members would participate in the content, creation, editing, publishing, and distribution of the newsletter. Timing for distribution would be before the Fall Social.

The next P.C.P.O.A. board meeting is scheduled for June 4, 2006 at 3:00pm. The location is to be determined.
