SINGLE
FAMILY RESIDENCES
Location:
a.
Height The maximum height
of a home (single family residence) shall not exceed three (3) stories or 35
feet.
b.
Minimum Square Footage Living
Area The minimum square footage per home (single family residence) shall be
no less than fourteen hundred (1,400) square feet outside dimensions, not
including porches, patios, carports or garages.
c.
Garages and/or carports
The minimum square footage for either a carport or garage shall be no less than
four hundred (400) square feet under one roof and on concrete slab. All homes
(single family residences) shall have said carport or garage attached to said
home. This shall not exclude covered breezeways that might bridge between homes
and said carports or garages.
d.
Setbacks
1.
Front Line There shall be a front yard or front distance of not less
than seventy five (75) feet from road right of way to a single family residence.
2.
Side Line There shall be a
side yard or side distance of not less than twenty five
3.
(25) feet on each side of a
single family residence.
3.
Rear Line There shall be a
rear yard or rear distance of not less
than fifty (50) feet of a single family residence.
4.
Lot area Not more than 30%
or the lot area shall be occupied by buildings or structures.
d.
Additional Provisions
1.
If a single (one ownership)
owner shall own two (2) or more lots, then all setback requirements shall apply
to said property as if said property were one (1) lot, if so desired by said
owner.
2.
All structures shall be of a
finished nature within two years after construction has begun on each structure.
This provision is to eliminate any half or partially finished structures from
becoming an eyeshore or a detremental nature to the surrounding neighborhood.
3.
Wells and Pumps All wells,
pumps, tanks and water storage tanks shall be located to the rear of home
(single family residences). Said wells, pumps and storage tanks shall be
enclosed by shrubs, fence, or such cover that will render the above items eye
appealing or unseen from the front or sides of said lot. Time required for
compliance shall not be unreasonable but also shall not be taken advantage of.
CONSTRUCTION
A.
The main
residence and all related structures shown on the plans and specifications
approved by the Hillsborough County Building & Zoning Department or other
required government agency must be completed in accordance with said plans and
specifications within twenty four (24) month after the start of the first
construction upon each building, be it the single family residence or accessory
buildings, unless such completion is rendered impossible as the direct result of
strikes, fires national emergencies or other natural or uncontrolled calamities.
B.
Temporary
mobile home permits as may be granted by the Hillsborough County Commission for
one (1) Year with one (1) year additional extension are allowed during
construction of the main residence. Upon completion of construction or
expiration of temporary permit, said mobile home shall be removed from said lot
within thirty days.
C.
No shack,
trailer, tent or other temporary or movable building or structure of any kind
shall be erected or permitted to remain on any home site. This article shall not
prevent the use of a temporary construction shed during the period of actual
construction of the main residence and other buildings permitted hereunder, not
the use of adequate temporary sanitary toilet facilities for workmen during the
course of such construction, nor the use of a mobile home during the same time
period, provided County approval is first obtained.
MAINTENANCE
A.
No sign of
any character shall be displayed or placed upon any home site except For
Rent or For Sale signs,
which signs may refer only to the particular premises on which displayed. Said
sign shall not exceed three (3) square feet in size, shall not extend more than
four (4) feet above the surface of the ground, shall be fastened only to a stake
in the ground, and shall be limited to one sign to a property.
B.
No illegal,
noxious or offensive activity or condition shall be permitted on any part of
said land, nor shall anything be permitted or done thereon which is or may
become a nuisance or a source of embarrassment, discomfort or annoyance to the
neighborhood. No rubbish, trash, debris or garbage, waste material or other
refuse shall be deposited or allowed to accumulate or remain on any part of said
lots or property.
The
owner of each home site, whether such property be improved or unimproved, shall
keep such land free of undergrowth, dead trees, dangerous dead tree limbs, trash
and rubbish, and shall keep such land at all time in a neat and attractive
condition.
