PCPOA Board Meeting Minutes 9/23/01
The PCPOA board meeting was called to order at 5:00PM on Sunday 9/23/01 at the home of Bill Powell. Board members present were: Bill Powell, Bruce Phillipoom, Sharon Bolen, Catherine Mitseas, and Brad Redwine.
Special guest Jim White was invited to attend the meeting to report on the 2nd addition entrance improvements.
Meeting agenda: old business, second addition improvements, Fall social, budget report, potential subdivision entrance on Tohee Ct.
Old Business: The first addition improvement project was headed up by Bruce Phillipoom and completed at the end of June. Total cost of the project was $778.40. Specific contributions from residents for this project area totaled $650.00 and the balance of $128.40 was paid out of the $1700.00 specifically allocated in the budget for improvement projects.
Second Addition Improvements: Jim White attended the meeting in order to discuss the scope of the final improvement project for 2001. Jim is volunteering both labor and materials toward this project. The following timeframe and sequence of steps was discussed.
a. Confirm permission from parties Dunbar and Ballengee – 10/06/01 – 10/07/01
b. Design work to be completed – 10/8/01 – 10/31/01
c. Site prep by volunteers – 11/2/01 – 11/4/01
d. Repair/modification of existing walls to begin – 11/10/01
e. Completion of project -11/30/01
Fall Social: Catherine Mitseas and Rhoda Morrell will be coordinating the event. Catherine presented the following details. It is scheduled to be held at Trent Dunbar’s’ lot ( 6706 Pemberton Estate Court) on Saturday 10/27/01 from 4:00pm – 7:30pm. There will be BBQ, baked beans and soft drinks provided, and all attending will be asked to bring a side dish. A sign will be posted on the bulletin board with the details by 10/7/01 by Brad Redwine.
Treasury Report: Current bank balance is $4700.00.
New subdivision at end of Tohee Court: This new developments’ owner is Mr. Martuchie who lives on Muck Pond Rd. He is at the “pre-selling” stage now and, according to him, must sell 10 –11 lots in order the finance the completion of the infrastructure (drainage, streets, etc.). There are to 39 lots on 64 acres, ranging in price from $55k - $75k . Also there is to be mandatory membership in a homeowners association. We feel that this development has potential, however, it seems that it may be a long time before any signs of development are visible.
